PROPOSALS for the construction of up to 30 homes in Stratton has been submitted to Cornwall Council.
SFP Planning Development Limited has filed an outline planning application to Cornwall Council, seeking permission for its proposals on land at Howells Road.
The 1.43 hectare site is presently used for agricultural purposes and is adjacent to a plot of land which was granted planning permission in 2022.
An outline planning application is the first part of a two-stage planning process, which in this instance seeks approval for the erection of 30 homes but with some matters to be decided in a later stage, specifically the appearance, landscaping, layout and scale of the development.
If approved, it is intended that 30 per cent of the dwellings on the site will be allocated as ‘affordable’, representing a total of nine affordable dwellings.
The developer says that it believes that an affordable housing mix comprising of five social rented dwellings, a term used to describe rents at a discounted level typically offered by housing associations, and four ‘registered provider’ shared ownership swellings is achievable.
Within the nine properties, there would potentially be two 1.5-bedroom bungalows, two two-bedroom houses, and one three-bedroom house for social rent while the shared ownership offering would comprise of two two-bedroom houses and two three-bedroom houses.
It is understood that at the time of application, there were 406 households seeking affordable housing accommodation in the Bude and Stratton parish area, with a survey from 2022 also indicating that there were 256 ‘hidden households’ that were not on the housing register but in need of affordable housing.
The applicant’s planning agent, Greenslade Taylor Hunt, outlined the type of development it is seeking the council’s approval on.
They stated: “The application proposes a mixture of house types and bed numbers ranging from one and two-bed apartments to two, three and four-bed houses. The application proposes a policy compliant level of affordable housing with nine of the 30 units to be delivered as affordable housing.
Within the plans, the developer set out its ambition for the proposals, stating: “The development at Howells Road seeks to establish the basis for a residential scheme that is characterised by its location, a green and leafy environment, memorable streets and spaces and a range of open market and affordable family homes - a lovely place to live.”
After a pre-application enquiry to establish whether the site had potential for a development of this nature, the developer said a meeting was held with Bude-Stratton Town Council in November 2024.
It is stated that the council expressed a ‘more favourable opinion towards the scheme submitted as part of the pre-application enquiry which showed the public open space provided to the north of the site’.
The proposals are set to be discussed at a future meeting of Bude-Stratton Town Council, who are consulted as part of the planning process, with the final decision to be made by Cornwall Council.
