Applicant advised permission “unlikely” for detached house

PRE-APPLICATION advice to build a two-storey, two to three bedroom detached home on land south-east of Cerenety, Lynstone, Bude, has advised the applicant they are unlikely to get planning permission.

The advice said: ‘The site is in a similar location to the land that was the subject of planning application which was refused in 2017. There have been no policy changes to the Neighbourhood Development Plan or the Cornwall Local Plan since that time. The site is outside of a settlement and within open countryside. No justification has been put forward for a new dwelling in the countryside and the proposal would be contrary to the housing policies for the Bude-Stratton Neighbourhood Development Plan and the Cornwall Local plan and an application, if put forward, would be unlikely to receive officer support.”
