A DEVELOPMENT featuring 49 dwellings in a North Cornwall coastal village could soon be considered by Cornwall Council’s planners.

CG Fry and Son Limited, along with Marcel Venn Associates Ltd have submitted the application concerning land to the south west of Trewiston Lane, St Minver, Wadebridge.

If approved, it would see 25 of the 49 properties classified as affordable dwellings, representing a near 50 per cent proportion.

The proposed development would comprise of 24 market dwellings with 17 three-bed properties and seven four-bed properties.

The 25 allocated as affordable would consist of eight one-bed dwellings, 10 two-bed properties, three three-bed properties for a maximum of five people and four three-bed properties for six people.

There would also be a nature reserve on site to fulfil biodiversity net gain requirements and a public open space incorporated into the plans.

A public consultation event was held in July 2025 by the developers, who said that the key points raised through the consultation comprised of: “A significant need for new housing in particular affordable housing, a need to respect relationship with existing adjacent development, maintaining suitable separation distances and the importance of highway improvements to Trewiston Lane as well as a need for investment in local infrastructure (e.g. education and health) plus a support for high quality design.

Previous plans for the land have failed due to viability in 2018 and 2020, with the developer adding: “While previous proposals have been brought forward for development of this site, including planning applications in 2018 and 2020 a viable scheme was not forthcoming, and hence new homes have not been delivered for the area.

“We are seeking to address matters previously raised and provide the much-needed housing including affordable housing for the area.”
