A REVISED bid to expand a holiday complex near Bude has been submitted before Cornwall Council’s planning department.
UKGP Whalesborough Ltd previously obtained planning permission in 2023 to extend the existing resort in a westerly direction to produce more holiday accommodation in the form of a variety of 68 lodges.
However, since obtaining the permission, it was deemed by its owners that the proposals as approved were financially unviable.
As a result, the new application, seeking to relocate an existing wind turbine, construct an overflow car park, padel tennis court and an outdoor event space in addition to changing the use of land for the siting of 68 additional holiday lodges and decking with various landscaping, roads and amenity areas has been submitted for Cornwall Council’s approval.
If approved, the existing wind turbine on the farm, which is described in the planning documents as disused, would be relocated to a new site in the field to the south west of the site – similar to the approved plans in 2023.
It comes a month after a bid to build more lodges to the north of the site was also submitted to Cornwall Council’s planning department.
The applicant’s planning agent told Cornwall Council: “This application relates to a largely vacant agricultural field to the immediate west of the built edge of Whalesborough Farm Holiday Cottages and Spa. The field has extant planning permission for relocation of existing wind turbine mounted on free standing monopole mast and associated concrete foundations and control cabinet.
“(In addition to) construction of an overflow car park, padel tennis court and the creation of an outdoor event space. Change of use of land for the siting of 68 additional holiday lodges and decking, associated internal roadway, parking, ancillary buildings, landscaping, including amenity areas, drainage and associated works including the formation of a new access road.
“The S73 Planning Application is to vary the layout of the consented development to reduce the amount of roads, change the nature of the finishes and to provide holiday lodges which continue to be caravans by definition under the Caravan Sites and Control of Development Act which are more modest and more varied in size than the original proposed lodges.
“The scheme is still designed to provide a high-quality development comprising internal structure planting, the retention of all perimeter natural hedgerows and to introduce softer materials for the road and path construction in keeping with a more countryside setting.
“In addition, many of the aspects of the original consented scheme remain within this revised proposal, such as access to the site through the existing resort, waterbodies for surface water retention, mains services and ecological enhancement.”
The previous application had been met with objections by local residents with 10 objections registered in the application.
Its transformation began with permission granted in October 2006 for the conversion of barns into holiday accommodation with proposals in the years since focused on the construction of a eco-hotel and amenities.
